Alex placed an advertisement in the newspaper to sell his house for 1 million dollar. Next day, Jeffrey comes to view the property and told Alex he wanna buy the flat for 0.8 million. Alex says nothing. Later billy comes to view the property and agree Alex's price of 1 million but "subject" to contract". Alex agrees to this. In the evening of same day Charley comes to view the house and immediately insist on purchasing it. He told Alex he will pay 1.2 million; 200,000 than the original price. John agrees and the next day, alex and charley go to a conveyance lawyer to complete the contract of sale. Jeffrey and billy come to hear of this, and are now considering legal action against Alex.

What should jeffrey and billy do? kindly advice.
