Thanks for your post. Landlords are responsible for repairs in their property. The things they are responsible for are: the structure and exterior of the dwelling, basins, sinks, baths and other sanitary installations and heating and hot water installations.
Other things depend on the terms of your tenancy agreement which you should read through to check what things you might be responsible for. Landlords do not have to pay for repairs to damage that has been caused by the tenant.
If you have asked your landlord to carry out the repair, you should give him a 'reasonable' amount of time to do so - this is usually around 28 days. If he has not done so within this time, you could take you case to the County Court.
You should be careful about deciding to take legal action and if you do plan to, you really should seek expert legal advice from a solicitor. Also, do not withhold rent to cover the repairs, this is a surefire way to get evicted.
