    Landlord's 'Duty of Care' to DISABLED tenants

    Where do I find our 'rights' for my wife & self both disabled, and stairs and bath no longer manageable in rented property?

    Where do you live? Different places have different policies regarding that....

    Hi bertiesgs,

    The Equality Act 2010 contains a new right for disabled tenants of residential or mixed-use premises whereby they can request that the landlord make physical changes to the common areas of a building, such as hallways and stairs, in order to meet their needs, where such changes are reasonable.

    However, landlords are not obliged to undertake massive alterations to their property. They don't have to alter anything that’s considered a “physical feature” of the property. Disabled tenants may request alteration, these must be made in writing and must be “reasonable” and could be handles for mobility or other facilities. Landlords are not necessarily required to pay for those changes.

    You can apply for a disabled facility grant to help with costs. Read more about it on the Directgov website.
